    Off of Losse Road in NLW near new VA hospital in a GATED community. This house is off the hook, about 1,300 sq ft travertine, european granite, 3 car garage exoxy floors, 3 br++, 3 bath, 22' ceiling in livingroom. Energy efficent with 3 AC units. This house comps at $1850 a month. I will rent it to PB member for $1,600 IF they sign up and move in early May. Not vacant until 5-1. I have photos and specs for e mailing. New dishwasher, GE frig, etc. PM me for more. System down to upload photos, will do later.

    I took the photos when purchased, and yes notice of foreclosure is on the door. Crazy as it seems, this place is nicer than my house in Huntington Beach. The original owner was a mason, so this explains the extensive tile and high quality of workmanship. I own another in the development and it is rented to a board member. These are very well built houses and very energy efficent, low e glass, etc. I anticipate purchasing more in the area soon. Located near Losse rd and Tropical. The new VA hospital is a five minute drive. All lighting are CFC bulbs, so easy on electric.

    Photos show master shower and the kitchen when I purchased it, frig missing. Prior owner had about 525K into this place. I think he added all of the natural stone back splashs and some more to laundry room, it has tumbeled travertine on the countertop!

    Could I ask what you paid for this place? You live in HB so I assume you are using a management co. what % do they take?

    BTW that place is awsome looking

    Wow, twice the house and a lower payment than I am making now, 5 miles away in NLV. Wish it had a yard...I'd consider walking away from mine. And less than a mile from my work, where I'm 6.5 miles now.

    I paid 178K, a it more than I wanted to but I believe this is the most highly upgraded house in the area. It has a unique atrium between the livingroom and kitchen dining area, entry via two sliding glass doors. So u can BBQ or dine in the shade for 9 months a year. The kitchen dining area has even more maple cabinets, not shown. Familyroom has fireplace, surround sound speakers wiring, all rooms with new remote control variable fans, energy star appliances, high SEER A/C units, low e glass, on and on. I will be adding a water softner! Master suite has double doors, TV area, travertine floors, huge walk in closet, sunken tub + shower and I believe two vanitys. Laundryroom has upper AND lower maple cabinets, tumbled stone countertops, travertine floors. Den off of downstairs hall can be 4th bedroom, and it has access to atrium area. I have not been inside since it was purchased 15 months ago.

    My agent/property manager is very hands on, we have a great handyman, plus a GC for anything serious, fee is 8% of gross plus listing fees. This place is like new, never an issue with it so far, built in 2006 I believe. I tend to make these places one level higher, epoxy floors, etc, nice high end apliances in an effort to get the best tennants and keep them as long as possible.

    I will be at this place beginning on Mat 1st for several days. if this is too large, I may have another available in June, if not buying more soon. My bro is in escrow for small place, 1,700, but a 9,300 sq ft lot! Anyone can PM me with questions. No BS , $1,600 is a steal on this place, rents will rise soon as the hospital opens in a few months.

    And thanks for complements. I spend alot of hard earned $$, time, and a great deal of research in these houses. We keep them nice and as much owner price as reasonably possible. I ALWAYS buy places with 3 car garages, drywall, texture, and paint the inside so they can be used a family areas when not too hot, or to park boats! Kitchens are always granite, quality appliances, and fans in ALL rooms with remote controls. Extra effort is what counts in life. BPI

    Bump+ This garage is ready for a boat to slide in, double renote openers, just fininshed interior painting, frsh as new with Low E glass windows, aluminum under roof sheeting, 3 zone AC/heat for super energy efficency. Special deal on a 2 year lease. Just 1 mile from new VA hospital in NLV opening in August.
