Question for the armchair lawyers....C2,etc

Here is the situation.

One of my co workers bought her sister a manufactured home a bunch of years ago that is located in a orange county trailer park. She did this to help her sister out as they were previously living in a hotel in LA. (Drug dealers,hookers,gun shots etc...) She bought a 1982 unit for approx 40K back when the market was much hotter....The sister was supposed to pay her back but quit making payments almost imediatley (she came to grips with that years ago)

Yesterday she gets a call from said sister that says this trailer is unlivable there abandoning it and her husbands mom bought them a newer unit in another park.

Here is where she needs some info..... The unit is registered to the crappy sister and my co worker is the legal owner. There is a chance the sister has a lease in the park that is yet to be fullfilled.....(sister dosent have good credit and could care less)

My co worker also wants to know what will happen to the unit and if they will try and go after the legal or registered owner for removal. (The unit isn't worth fixing up as the sister and her family trashed it over the last 5+ years and in the current RE market it isnt worth anything)

she knows she got screwed out of 40K but wants to know what her liabilites could be?

Can she leave it as is or is she going to get reamed credit/collections wise when the sister walks.(She told her last night and space rent due on 1st)

The way I understand it as the legal owner she is responsible for the trailer. If she is not on the lease then she shouldn't be responsible for the rent on the space.... however if and when the trailer park decides to remove & store that trailer then can come after both of them for the bill.

If she already knows for sure her sister is not going to pay any part of it and if the lease (space rental) is up, i would suggest getting it out of there ASAP either by donation to some charity, cheap sell to someone who will need it, or disposal. She can then take her sister to court for the costs.

Or she could just totally ignore everything and cross her fingers that it doesn't hit her credit history in some manner.

Been through something similar with as co-signer on a personal loan that went south. Better just to handle it up front and be done with it.

I told her she has a couple days to call a service to remove the junker and salvage it.

Its not nice or worth keeping so I imagine they will have to pay to remove from the park. Any idea of cost? Would someone be intrested in the unit for recycled materials?

It also needs to be currently registered or at least have a pink slip or a dump won't take it. We tried to get a few hauled away in Needles and Cal. law said they had to have pinks. We had the property owner have someone cut them down for scrap.

Good point. Maybe the trailer park would be willing to take possession of it for their own use/resale/parts. Probably wouldn't hurt to ask.

My neighbors, when they bought the property, sold it to somebody in Mexico. They got $500 for it and the buyer paid the shipping and all fees.

Pretty sure the legal and registered owner of the coach is on the hook when it goes to eviction. Problem is the landlord must move the coach out and place it in storage for a period of time. The landlord has the right to charge the owner for reasonable costs to do so.

I'd run out there at 0'dark thirty and remove the tags from the coach
