    Default Lake Livingston TX

Does anyone boat on this lake? I have owned Property at lake livingston Village for 8 years now and am just now wondering if it is worth keeping or not. I have never been to or seen my lot. If the lake and or the area are good I will keep and start working toward developing for a vacation home and possibly a snow bird rental. Thanks.

Only fishermen do much there. Lota of stumps and few if any sandy beaches. Cool if you fish, sucks for hot boaters.

I am probably going to take a trip out there this week to take a look. Google maps looks flat with small trees. nothing a chain saw and a dozer can't take care of. I bought it as a tax write off thinking that owning property was a huge write off. I was wrong. Owing money on property is where it is at. I bought it on line when I was making stupid money in Belize and was bored. Everyone on banderlog must have gone to sleep or something. It has water power and sewer to the lot. I believe it is 60 x 110 which I will have to look up when I get back from AZ. I am not sure what the lot is worth realistically. I am sure if Ponch was selling it it would be worth $8000 but I am not on tv selling "My lake livingston village" lol. I wonder how many crappy lots Ponch has all over the US. Now I just pay 200 a year in dues for the club house, maintanence, and trash service. oh and 20 in tax a year.

I bought it before learning there are alligators in that lake.

Paul, I will throw a rock at your house on the way by on Sat.

We boat on Lake Conroe which is a smaller lake to the west. We've been wanting to try Livingston out as I've been told it's a decent lake by folks who retired there. I've also been told there are a lot of stumps and such but most TX lakes have areas like that and you just stay clear of them.

I'd be interested in finding out which story is the more accurate. Hopefully this summer we will make it out on the lake and find out.

Default Depends on what kind of boat you have.

    It's a great lake.

Lake Livingston Village is down on the Big Water. If you've got an offshore type boat, you'll love it. If you've got an old flatbottom like ours you're better off up North where we tool around, on the White Rock Creek arm and the Trinity River. In a hydro I'd probably run the river. Just launch at the Hwy. 19 Bridge and take a left upriver. Deep, smooth (except for the wakeboard boats) and largely undeveloped. If you want beaches and other people to mess around with, launch at one of the marinas where Hwy. 356 crosses White Rock Creek. There'll be an island with some good ones right in front of you.
