    Just carry good insurance guys, evictions carry a lot of hidden liability.

    The company I worked for, which I now own, was founded in 1930. During its 80 years history the company has only been sued 5 times - each and every one of them, REO evictions. The deductible wasn't bad, but the stress and worry - not fun.

    Now on to your lockouts!

    Chris, I love the landlord telling you "thanks for the heads up" like he didn't know.... He's been taking you're rent month after month and pocketing it and the BS saying the bank wanted him to put you on a month to month lease is also crap. He had you go month to month because he knew it was going to be gone and didn't want to sign a lease with you and open himself up for legal action when he broke the lease...

    I didn't get a response if I was right about the community or not. If I was your landlord is in the clear for another month, and if you didn't pay you may not be. Hope it works out for you.

    honestly if the guy is losing his house do you think he's going to take you to court? let him keep the security deposit as your last months rent, give him notice, and gtfo of there. im sure the last thing u want to come home to everyday is checking the mailbox for a "you have to leave" notice and then finding a home that you dont really want to live in just because you have to. start looking now and put this problem behind you.
