    Where do you suggest I look for a house on your side of the river? I am done with the People's Republic of Illinois. Outrageous real estate property taxes, high gas prices, state budget way in the red, and now this...

    Hey, Adam... find a house with a finished basement and I'll move in and help with the bills. If it has some acreage I will build a big ass shed. Sounds great, huh?

    Wentzville/Flint Hill/New Melle/Defiance/Wright City...

    All of the above are right on the I-70 & 40/64/61 crossing...

    I would be proud as a rooster to have you two illinoizieans as my neighbors (Adam and Wags)...


    My cousin is ready to get out of Waterloo ILL also... He said his Real Estate tax was $6,800 for his home on 10 acres/home/shop... It would take me 8 years to pay that much in R.E. taxes... on my home, 35 acres, barn, poll shed...


    ALSO, stay out of any of the city limits mentioned above, there is MUCHO UNincorporated area which will lower your R.E. taxes even more and keep you out of the B.S....

    It all depends on how long of a commute you can live with, IF I go to the office in Chesterfield it is 30 miles and I can drive that in 30 minutes with NO traffic, on a bad day it is 45 minutes...

    There are MANY large shops in the three surrounding counties (UNincorporated) with finished living space...

    My buddy can pull both of his dump trucks in his shop for service and the same building has an awesome 3 BR loft with two full baths plus a vaulted great room/kitchen full bath on the lower level...

    I would do the same if I could get away with it with my wife... (marital bliss)

    Wags, would your wife go for something like that??? ^^^

    St Charles county is VERY nice... all the public schools are top shelf...

    30 minutes west/north/south is all part of St Charles county and much is UNincorporated...

    If you like historical homes/old cities St Charles has quite a bit to offer being the start/end of the Lewis and Clark expedition of the Missouri...



    I think ole Wet-N-Wild has spent a little time in Old Town St Chuck, what say ye Wet-N-Wild???

    Yeah, that pretty much jives with what others have mentioned. The wife and I are just trying to figure out where we want to end up. Neither of us are fans of the ice storms y'all seem to have this time of year but anything outside of CA seems better at this point. She's still waiting to get the final word/date on the closing of her dept. Probably will know more in the next couple months. There's a slight chance that the Co. might keep a few on and transfer them into new, expanded positions, but it's anyone's guess at this point. So, in the meantime, we're definitely looking at our options. Personally, I'd prefer to live in a warmer climate

    It can be a cold mutha here BUT it doesnt stick around too long... Friday/Saturday is supposed to be in the 50's but it has been right at the freezing mark for about two weeks or so...

    By early March we start thinking about fishing any by Good Friday the catfish are ready to rock and roll... The annual Good Friday catfish round up will be here before you know it...

    I wear shorts and a hoodie / sweatshirt from Dec - March so in my twisted world it is shorts 350 days per year (but never to church)

    I have some good friends in an unincorporated area outside of Fenton but in Fenton school district. They really like it. I enjoyed the year that I worked out in historic downtown St. Chuck. I was out at Innsbrook over the summer...nice out that way as well. The only reason I am in IL is because I am 16 miles from downtown (office is in Soulard) but still have the small town feel, dark nights, etc. it seems like I'd have to have a 45-60 minute commute to have that on the Missouri side. I can hop on the Harley, leave the house, and be in the middle of corn fields and country roads in about 3 minutes, which is what I like. Maybe I'll just move to Jeff Co and try to keep the meth heads at bay!

    My property taxes were $4700 last year for my 1700 square foot ranch with 3 bedrooms, 2 baths, and a 2 car garage. That is downright insane. Schools are great here, but that does a lot of good for a single guy like me with no kids.

    I have had the boat out on St. Patrick's Day. It was windy as shit and I was wearing a hoody, but I was out there! The more I've traveled to the West Coast and the East Coast, the more I like the Midwest! It really is a shame that Chicago drags down us downstaters with it.

    GO to Jeff Co and build one of those WAGS buildings... Land is cheap, the building shell is very cheap to put up...

    Soulard would be a haul from out in my neck of the woods... another nice alternative would be Ellisville out west off of Manchester, just look at the land prices as an investment...

    I honestly would do the LIVE IN SHOP in a heartbeat if I could get the wifey to sign off on it...

    I still have family in the Chicago area. They are ready to leave ILL as soon as they can figure out how to cash out of their RE investments.
